Buying Selling Guide
After registration on Find Your Home website you will get access enable you to list your property and use the communication tools that include: asking/answering questions, sending/receiving messages, and making offers/counter offers.
For the property buyers we provide a Buyer’s correspondence box, for the property sellers a Seller’s correspondence box. Both of them are located in your Offices.
The Buyer’s correspondence box has the following functions:
- “Ask Question”, “Create & Send a Message” function. Using this function you may ask and answer property sellers questions and send them your replies.
- “Make Offer” function. Using the “Make Offer” function you may easily create and send your offers to the property sellers.
“Make Offer” function contains the following conditions “Finance Conditional Offer”, “Finance Unconditional Offer” and the Price.
- “Finance Conditional Offer”. There are several conditions you can put in your offer. You should discuss them with your lawyer. Find Your Home “Finance Conditional Offer” has only one meaning: that the buyer has not yet arranged finance e.g. hasn’t sold an existing property yet to buy yours, is waiting for financial approval from the bank etc.
- “Finance Unconditional Offer”. Find Your Home “Finance Unconditional Offer” means that the Buyer has already arranged finance and is in the position of a cash Buyer.
When you find a property that you are interested in, you might need to ask the Seller a few questions about it.
To ask the Seller a question, send a message or make an offer, you need to login on Find Your Home website first and then click on the property “details” of the particular property you are interested in.
On the next opened page, just above the map, you will see a correspondence box which you can use to ask the seller your first question, send him/her your first message or create and send him/her your first offer.
All answers to your questions, messages and counter offers from the property seller/s will be delivered into your “Buyer’s correspondence box” located in your “My office”.
You need to ask a property seller to organize an Open Home for you.
Please note: Buyers are not permitted to discuss the property price during the Open Home time.
They may ask the Seller only general questions about the property. After they have inspected the property they may get back to the Seller through our website using their Buyer’s “correspondence box”.
You may discuss the property price and conditions with the seller by sending offers.
You may keep forwarding offers to the seller until you both agree on the price or the seller declines your last offer.
When the seller has accepted your offer, your lawyer and the seller’s lawyer will receive emails confirming that the seller has accepted the offer. Your lawyer will contact you and the seller’s lawyer will contact the seller shortly.
You may keep corresponding with several sellers at the same time.
Note: Neither Seller nor Buyer has any obligation to make, decline or accept an offer on a property. All legal documents will have to be signed by the Seller and Buyer in the presence of their lawyers.
The Seller’s correspondence box has the following functions:
- “Ask Question”, “Create & Send a Message” function. Using this function you may ask and answer property buyers questions and send them your replies.
- “Make Counter Offer” function. Using this function makes it easy to create counter offers and send them to the buyers if you are not happy with their offers.
Only the “Seller’s correspondence box” has the additional function that provides a Seller with an option to let the general public view all, or some parts of their correspondence with the buyer/s.
To make your correspondence viewable to the public you need to tick the square/s under the “publish” box.
If you wish to keep your correspondence private just remove the tick/s so that no one can see your correspondence unless you decide to open it to the public view again.
Using this function allows you to publicly display some general buyer’s questions about your property and your answers. Reading this information will stop other potential buyers from asking you the same questions over and over again saving you a lot of time.
All questions, messages and offers from buyers will be delivered to your “Seller’s correspondence box ” folder located in your “My office” folder.
You may accept a buyer’s offer or decline it; you may discuss your property price and selling conditions with a buyer by sending them counter offers including the price and conditions of the sale.
You may keep corresponding with several buyers at the same time.
If a buyer is genuinely interested in purchasing your property they will keep making offers on your property until you both reach an agreement on the price and conditions of sale or you decline the latest buyer’s offer.
When you accept a buyer’s offer, both your and the buyer’s lawyers will receive emails confirming that you have accepted the offer. Your lawyer will contact you and the buyer’s lawyer will contact the buyer shortly.
Open Home
Only potential buyers from our website and only those that have been chosen by you and have your permission may come and inspect your property.
If you do not feel confident to run your Open Home by yourself you may ask a member of your family or your friend to stay with you during the Open Home time.
During an Open Home or any other face-to-face communication, Buyers are not allowed to ask Sellers any questions relating to the property price.
Buyers may ask the Seller only general questions about the property. After they have inspected the property they may get back to the Seller through our website using their Buyer’s correspondence box.
Note: Neither Seller nor Buyer has any obligation to make, decline or accept an offer on a property. All legal documents will have to be signed by the Seller and Buyer in the presence of their lawyers.
